Short answer: For Orlando homeowners who like their location, remodeling often costs less than moving in 2026. The 30-year mortgage averaged 7.32% in late October 2026, up from 6.17% a year earlier, and selling a Florida home carries commissions, closing costs and transfer tax. Moving still makes sense when the house itself no longer fits.
What changed in the Orlando housing market in 2026?
Three numbers frame the decision this year.
- Mortgage rates are higher. The 30-year fixed rate averaged 7.32% in the week of October 22, 2026, according to Freddie Mac. A year earlier it was 6.17%. If your current loan has a lower rate, moving means giving it up.
- Prices are still high. The Orlando Regional REALTOR Association reported a median price of $441,303 for single-family homes sold in May 2026, with 2,126 sales that month.
- The market leans toward buyers. Local reporting in April 2026 described Central Florida as more balanced and buyer-leaning, with more inventory. Sellers may wait longer or negotiate more than they did a few years ago.
Nationally, Harvard’s Joint Center for Housing Studies expects remodeling spending to keep growing slowly into 2027, at around $520 billion a year. Many owners are choosing to stay and improve rather than trade up.

What does it cost to move in Florida?
Moving costs are easy to underestimate because they come from several places at once.
| Cost of moving | What to know |
|---|---|
| Agent commissions | Usually the largest selling cost. Commissions are negotiable, so ask each agent for their rate in writing. |
| Florida documentary stamp tax on the deed | 70 cents per $100 of the sale price outside Miami-Dade, according to the Florida Department of Revenue. On a $441,303 home, that comes to about $3,090. |
| Title, closing and prorated taxes | Title insurance, settlement fees and property taxes for the part of the year you owned the home. |
| The new loan | Lender fees on the new mortgage, plus the difference between your current rate and today’s rate on every monthly payment. |
| The move itself | Movers, overlap between two homes, repairs before listing and furnishing the new place. |
A remodel has its own costs, and it can be disruptive while the work is underway. But the money stays in a house you already own, in a neighborhood you already chose.
When does remodeling make more sense?
- You like the location, the school zone or the commute.
- The problem is a room, such as a cramped kitchen, a closet with no storage or a living room without a TV wall, not the whole house.
- Your current mortgage rate is lower than what you would get on a new loan.
- The structure, roof and systems are in good condition.
- The cost of the remodel is clearly lower than the gap between selling your home and buying the one you want.
When does moving make more sense?
- You need more bedrooms or square footage than the lot allows.
- The location no longer works for your job, school or family.
- The house needs major structural, roof or flood work on top of the rooms you want to change.
- The remodel would cost close to what a better-fitting home costs after selling expenses.
How long do you plan to stay in the house?
Time changes the math. A remodel pays you back every day you live with it, so the longer you plan to stay, the easier it is to justify. If you expect to sell within a year or two, focus on smaller updates that buyers notice, such as a kitchen that keeps its layout but gets new cabinets, a new countertop and better lighting. If you plan to stay five years or more, it makes sense to fix the things that bother you most, even if they recoup less at resale, because you are the one using the kitchen.
What is it like to live through a remodel?
Living through a kitchen remodel is the part many owners worry about most. Plan a temporary kitchen in another room with the refrigerator, a microwave and a small table. Ask for a written schedule so you know which days the kitchen is out of service, and approve the full design before production so changes do not stretch the timeline. A remodel is a few weeks of disruption in a home you keep. A move is weeks of packing, showings and paperwork, followed by a home you still may want to change.
How do you compare the two with real numbers?
- Price the remodel. Get a design and an itemized quote for the rooms you want to change. Our guide to kitchen remodel costs in Orlando shows typical ranges.
- Price the sale. Ask an agent for a market estimate and a written commission rate, then add the documentary stamp tax and closing costs.
- Price the new loan. Ask a lender what your monthly payment would be at today’s rates on the home you would buy, and compare it with your current payment.
- Look at resale. In the 2024 Cost vs Value report for Orlando, a midrange minor kitchen remodel recouped 77% of its cost at resale. A remodel you enjoy for years and partly recover later is a different decision from a move you pay for upfront.
This is general information, not financial advice. A lender and a real estate agent can run the numbers for your situation.
What can a remodel change without moving?
Most of the reasons people give for moving are about storage and how rooms work. A kitchen can gain an island, a pantry wall and drawers where corner cabinets used to waste space. A bedroom closet can be rebuilt around what you actually store. A living room can get a TV wall with closed storage. MJC designs all of these in 3D and builds them to measure in our Orlando shop. Frequently asked questions
Is it cheaper to remodel or buy a new house in Orlando?
It depends on the size of the remodel and the price gap between homes. For owners who like their location and have a lower mortgage rate, remodeling often costs less than paying selling costs and a higher rate on a new loan.
How much is the transfer tax when you sell a house in Florida?
Florida charges a documentary stamp tax on deeds of 70 cents per $100 of the price in every county except Miami-Dade, according to the Florida Department of Revenue. On a $441,303 home, that is about $3,090.
Does a kitchen remodel add value to an Orlando home?
Yes, partly. The 2024 Cost vs Value report for Orlando estimates that a midrange minor kitchen remodel recoups 77% of its cost and a midrange major remodel recoups 44.9%.
Should I wait for mortgage rates to drop before deciding?
No one can reliably predict rates. Decide based on whether your home fits your needs and what each option costs today, and talk to a lender about your specific situation.
