Who do we build kitchens for in Kissimmee?

It depends on where the home sits and what the project includes. Since July 1, 2026, the City of Kissimmee applies Florida HB 803. Its permit guidance page says a project may skip the permit only if it is on a single-family home, valued under $7,500, outside a flood zone and free of trade work. Even then, the owner must file a written exemption request and have it approved before work starts.
The same page lists what always needs a permit: electrical, plumbing, mechanical or gas work, structural work and any project valued at $7,500 or more. A complete MJC custom kitchen starts at $15,000, above that threshold, so plan for a permit when the home is inside city limits.

Does a flood zone change anything?
Yes, for permits and for cabinet planning. The City of Kissimmee says the HB 803 exemption does not apply when any part of the property is in a flood hazard area. You can look up your address through FEMA’s flood maps and its Flood Map Service Center. Homes near Lake Tohopekaliga and the area’s canals and wetlands are worth checking even if they have never taken on water.
For the cabinets themselves, a humid or low-lying home is a reason to think about the bottom of the kitchen: sealed cabinet floors, finished edges around plumbing holes and a sink base laid out so a slow leak is easy to spot.
