Short answer: Water-damaged kitchen cabinets can often be saved when the water was clean, the leak was stopped quickly and the boxes dried flat and solid. Replace them when panels have swollen, the finish has lifted or mold has started. The EPA says water-damaged areas and items should be dried within 24 to 48 hours to prevent mold.
What should you do in the first 48 hours?
- Stop the water. Close the shut-off valve under the sink or the main valve to the house.
- Take photos and video of the cabinets, the floor and the source of the leak before you move anything. You may need them for an insurance claim.
- Empty the cabinets and leave the doors and drawers open.
- Dry the space. Run fans, a dehumidifier and the air conditioning. The EPA says water-damaged areas and items should be dried within 24 to 48 hours to prevent mold growth.
- Call a plumber if the source is a supply line, a drain, the dishwasher or the ice maker line, and fix it before anything is rebuilt.
If the water came from outside, such as rising water during a storm, treat it as floodwater. It can carry contaminants, and porous materials it touched may have to go.

Can water-damaged cabinets be repaired?
Many cabinets are made of particleboard or MDF, which swell when they absorb water and do not return to their original shape after drying. Plywood and solid wood handle a short soak better but can still warp, stain or grow mold. The signs below help separate a cleanup from a replacement.
| What you see | What it usually means | Usual next step |
|---|---|---|
| Water wiped up quickly, no swelling and no smell | Surface water only | Dry, clean and keep |
| Swollen or crumbling edges on the cabinet floor or sides | The panel absorbed water and lost strength | Replace the panel or the cabinet |
| Bubbling, peeling or lifted finish on doors | Moisture got under the finish | Replace or refinish the doors |
| Musty smell or dark spots | Possible mold | Have it assessed and cleaned before rebuilding |
| Soft, sagging or stained sink base floor | A slow leak that went on for a while | Fix the leak and replace the sink base |
| Doors that no longer line up | The box swelled or shifted | Check the box before adjusting the hinges |
The sink base, the cabinets on each side of the dishwasher and the cabinet near the refrigerator water line usually fail first. Our guide to cabinet materials for Florida humidity explains why some materials hold up better near water.
Can you replace just one cabinet?
Often, yes. A custom shop can build a single cabinet to the exact size of the one that failed, which helps when the damage stops at the sink base. The harder part is matching doors and finish on older cabinets, because finishes change color with age and light. Ask to see a sample door next to your existing ones before you approve the work.
If several cabinets are damaged, or the kitchen was already due for an update, replacing the whole run gives you cabinets that match and a chance to fix what never worked in the layout. If your countertop came through intact, read whether you can replace cabinets and keep your countertops.
What about insurance in Florida?
Coverage depends on your policy and on what caused the water, so read the policy and talk to your insurance company or agent. A few Florida rules and facts are worth knowing before you call.
- Report the loss on time. Under Section 627.70132, Florida Statutes, a property insurance claim is barred unless notice is given within 1 year after the date of loss, and a supplemental claim within 18 months.
- Flood is usually separate. FEMA states that most homeowners insurance does not cover flood damage. Water from a burst pipe inside the house and water from rising floodwater are handled differently.
- Be careful with deductible offers. Florida law requires certain contractor advertisements to state that it is insurance fraud for a contractor to knowingly or willfully, and with intent to injure, defraud, or deceive, pay, waive, or rebate all or part of an insurance deductible (Section 489.147, Florida Statutes).
- Keep an itemized quote. A quote that lists the cabinets, doors and countertop sections makes it easier to compare with the adjuster’s estimate.
This is general information, not legal or insurance advice.
How do you protect new cabinets from the next leak?
Leak protection is becoming part of kitchen design. In the NKBA 2027 Kitchen Trends Report, 65% of professionals named leak detection and automatic shut-off valves as a climate resilience priority.
- A water sensor under the sink and behind the dishwasher, or a valve that shuts the water off on its own when it detects a leak.
- A waterproof mat or tray in the sink base cabinet.
- A sealed finish on the cabinet floor and on the cut edges around plumbing holes.
- Supply lines, including the refrigerator line, checked once a year.
- Air conditioning or a dehumidifier running during long absences and again after storms once power is back.
The Atlantic hurricane season runs through November 30, according to the National Hurricane Center, so a dry, protected sink base is worth planning before the next season starts.

Frequently asked questions
Will swollen cabinet panels go back to normal when they dry?
Usually not. Particleboard and MDF that have swollen stay swollen and weaker after drying, so the affected panel or cabinet is normally replaced. Plywood and solid wood recover better from a short soak but can still warp or stain.
Does homeowners insurance cover water-damaged kitchen cabinets in Florida?
It depends on the policy and the cause. Sudden water from inside the house is treated differently from a slow leak over time or from floodwater, which most homeowners policies do not cover. Read your policy and report the loss promptly, because Florida law sets a 1-year deadline for notice of a claim.
Can I replace only the sink base cabinet?
Often, yes, if the damage stops at the sink base. The new cabinet is built to the same size, and the main challenge is matching the door and finish to cabinets that have aged. Compare a sample door next to the existing ones before approving.
Should I fix the leak before ordering new cabinets?
Yes. Repair the plumbing and let the wall and floor behind the cabinets dry completely before anything new goes in. Otherwise the new cabinets can absorb the same moisture.
